Common Homeowners Insurance Exclusions (Flood, Earthquake, etc.)
A standard homeowners policy covers a lot, but it's built around specific, named risks. Anything outside that list is on you, unless you go get separate coverage for it. Here are the exclusions that catch the most homeowners off guard.
Flood damage
This is the big one. Whether it's a hurricane, heavy rain, or a nearby river overflowing, flood damage from rising water is excluded from standard homeowners policies, full stop. If you're in a flood-prone area, or even if you're not (most flood claims happen outside official flood zones), separate flood insurance is worth a real conversation.
Earthquake damage
Like flooding, earthquake damage is excluded from most standard policies and requires its own separate policy or endorsement. This matters even in areas that don't think of themselves as earthquake-prone.
Normal wear and tear
Insurance covers sudden, accidental damage, not the slow decline of things getting older. A roof that fails because it's decades past its lifespan, or a water heater that finally gives out from age, generally isn't covered the way storm damage would be. This is on you to maintain.
Pest and mold damage (in most cases)
Damage from termites, rodents, and mold is usually excluded, especially when it results from a maintenance issue you could have caught. There are exceptions when mold results directly from a covered event, like a burst pipe, but ongoing or maintenance-related mold typically isn't covered.
Business-related losses

Sewer and drain backups (without an endorsement)
Water that backs up through a sewer or drain is commonly excluded unless you've added a specific endorsement for it. This is a cheap add-on that a lot of homeowners skip without realizing it.
What to actually do about these gaps
None of these exclusions mean you're out of luck, they just mean you need a conversation about what's actually worth covering separately given where you live and how your home is set up. Not every gap applies to every homeowner.
